LiveIn Hosts a Seminar to Empower Property Rental Businesses for Greater Success

6 December 2024

LiveIn organized its first seminar in Thailand to share knowledge and expertise in property management, aiming to empower rental business operators across the country.

Highlighting trends among younger generations who increasingly prefer renting over buying, LiveIn noted that the demand for rental properties is rapidly expanding in Southeast Asia. Properties near public transportation remain highly sought after, while flexibility and freedom from long-term commitments are key factors driving this trend. LiveIn advised rental operators to continuously adapt to market changes and leverage online tools as essential communication channels to connect with the new generation of tenants. The seminar was organized in collaboration with a cooperative of rental property operators and featured industry experts sharing insights and strategies for success.

Prominent speakers included Chatchawan Wattanachot, founder of Kim Property Live, who addressed the topic “Unlocking the Limitations in Apartment Business Operations” and Krit Katesorn, founder of ILikeTax.com, who shared tax management tips for business success.

Keek Wen Khai, Co-Founder and CEO of LiveIn, noted that Thailand’s residential rental market has shown strong growth, with recent research by Global Property Guide reporting an average gross rental yield of 6.27% as of Q3 2024, up from 5.79% in Q4 last year. Despite this positive trend, many property owners still face challenges in optimizing their rental businesses, including adapting to evolving tenant expectations, day-to-day operations, and navigating complex tax regulations.

LiveIn understands these challenges and is committed to supporting property owners within its network. By providing the necessary knowledge, tools, and strategies, LiveIn aims to help rental operators achieve their goals and succeed in an ever-changing market. The seminar focused on sharing practical solutions for property management, addressing common challenges, and meeting the growing demands of Southeast Asia’s rapidly expanding rental market.

Chatchawan Wattanachot, founder of Kim Property Live, emphasized the preference among younger generations for renting over buying, particularly for properties located near public transportation. He noted that a flexible lifestyle without long-term commitments has become a priority for many tenants. Supporting this, data from DDproperty showed that the rental price index in Bangkok has risen by 9%. Chatchawan advised rental operators to adapt quickly to changing market dynamics, improve facilities like shared spaces, fitness centers, and security systems, and effectively use online platforms for promotion and communication to ensure long-term success.

Another highlight of the event was the participation of Wanee Chatchaikrit, a successful property owner in Ladprao, who shared her experience working with LiveIn. She detailed how LiveIn helped transform her property into a modern rental space, increasing its value and generating consistent income. LiveIn’s management also streamlined the tenant acquisition process, eliminating unnecessary complexities. Wanee’s experience underscored how having expert support can lead to tangible business success.

This seminar marks just the beginning of LiveIn’s efforts to support property operators in Thailand and the region. The goal is to elevate rental accommodation standards to truly meet the demands of the modern era.
